Have Your Residential Real Estate Closing Handled by an Attorney

Most title insurance companies do not use attorneys in residential real estate closings. At M & M Title, our attorneys do 99% of our home closings. Buying or selling a home is the largest legal transaction in which most people ever get involved — we firmly believe that this important transaction should be handled by an attorney.

No Third-Party Escrow Involved

In Louisiana, unlike in "escrow states," the law does not require an escrow company to collect all the money and verify the documents before paying the seller. Louisiana operates as a "table-funding state," meaning the buyer comes to the table with liquid assets (a check) and the seller comes to the table with a clear title.

Once everyone is sure that all the documents are in order, the buyer gives the seller the money, and the seller gives the buyer the title. There is no third-party escrow involved to handle the purchase and related loan transactions.
